As part of our ‘let only service’ we market a property on our own website and on Zoopla  property portal to ensure maximum exposure for your rental investment to attract tenants. We will conduct accompanied viewings on your behalf, allowing us to make a fair assessment of potential tenants in advance before. Once we match the tenants to the right  property, we would undertake the ID and credit checks, take the first  1st month’s rent and deposit. We will draft the contract and ensure that the deposit is secured in a government-backed Tenancy Deposit Scheme. (We charge two weeks rent for this service.)

Just like our ‘let only service’ we again source potential tenants and do all the above as outlined. In addition, we collect the rent throughout the tenancy monthly on behalf of the landlord and ensure that the landlord is provided with rental statements and is paid on time.

 

In the event of rent being delayed or unpaid, we chase up any outstanding payments that are due by the tenants by corresponding with them directly,  alternatively we seek to recover unpaid rent through our assigned debt collection  agencies in these circumstances. We ensure that the deposit is collected and registered in a government-approved Tenancy Deposit Scheme and use the deposit as security against unpaid rent and loss or damage to the property.

 

Routine visits to the property are conducted and evidence of the condition and contents is recorded. The landlord is advised of the outcome and whether any further action is required. This service covers advising all utility providers of any tenancy changes, arranging routine repairs and holding the keys during the tenancy. We aim to will maintain the property over the course of this service and we will ensure that all certification is in place and up to date.

 

Payment for this service is deducted monthly as a percentage of the monthly rent. We take commission for collecting and remitting rent received, works to the property and the administration cost of supplying you with monthly statements.
